Crawl spaces have a natural tendency to be damp or wet, which leads to a number of undesired problems.  Common problems associated with vented crawl spaces include:

  • Premature failure of house main support beams
  • Premature failure of floor joists
  • Rapid mold growth, giving mold an opportunity to become airborne in the home
  • Insect and rodent infestation
  • Severe cupping and warping of hardwood flooring

A system that builders and municipal inspectors recognize as a solution to the wet crawl space is the "conditioned crawl".  While a "conditioned crawl" has many features that are designed to meet building codes in regard to insulation issues, the main advantage of a conditioned crawl space (as opposed to using a conventional vented crawl) is reduced moisture in the crawl space, in turn effectively eliminating/reducing the problems listed above.
