In the beginning, we were frequently asked questions that we could not answer in good faith....."Will the conditioned crawl space be wet and/or moldy during the period between when it is installed and when the HVAC us turned on?" and "What if the HVAC is inoperative for some reason?".......After encountering some of these types of scenarios, here is what we found.
1. Homes with the Clean Crawl System do not stay wet and/or moldy until the HVAC is turned on. In fact, the opposite occurs. The home actually begins to dry once it is under roof.
2. Recently, a home had a sewage leak in our Clean Crawl System. The plumbing contractor had repaired the leak and had also cleaned the floor of the conditioned crawl. The plumbing contractor had the crawl space tested for mold...there was none. Cedar Grove tested the moisture content of the wood, paying particular attention to the area of the leak. All results were normal. This particular sewage leak had no effect on the Clean Crawl conditioned crawl space.
3. Lastly, a home without functioning HVAC, with a plumbing leak......in August. A fresh water line was leaking into the crawlspace, and as the home was a builders spec home for sale, the A/C was turned off. Moisture content of the wood tested from 12% to 16%, typical readings for a vented crawl space in that area. After repairs were completed and the HVAC was turned on, readings the following month were 8%-10%.
